The
work session was held at 7:00PM.
Chairman Rowlands called the meeting to
order at 7:30 PM.
Chairman Rowlands noted the emergency
exits.
Minutes – A motion to approve the minutes of the March 12, 2007
regular meeting with a correction on page 1
was made by Dr. Holowinski and seconded
by Mr. Deemie.

Public Hearing - Area Variances – Patricia Collins, 84
Harry L. Drive
The applicant, Patricia Collins, was
present.
Chairman Rowlands opened the Public
Hearing.
Ms.
Collins explained that she intends to locate her massage therapy practice in
the house and needs 3 area variances; one to reduce the minimum required lot
size, one to reduce the minimum required lot frontage and one to reduce the
minimum required driveway width. She will pave part of the back yard for
parking and will convert the back porch to a handicapped bathroom.
Next-door
neighbor, Gloria McCormick, 88 Harry L. Drive, asked about parking and
requested that 2 trees alongside her property line be removed. Ms. Collins
explained the parking set up and stated that she had planned to remove one of
the trees and had no problem removing both trees.
Mr.
Mazanek asked if Ms. Collins would be paving the yard or if it would be gravel.
Ms. Collins explained that the yard would be hard topped for a year and then it
will be paved next year.
The public hearing was closed.
Fire Dept.: No
compelling interest
Planning & Code Enforcement: Adequate parking provided.
Police Dept.: No compelling interest
Public Works & Water Dept.: No comment on variance request. However,
if the variances are granted, a detailed site plan will be required.
Johnson City Planning Board – Recommend approval.
A motion to approve the 3 variances for
lot frontage, lot size and driveway width and incorporating the department head
comments was made by Mr. Mazanek and seconded by Mr. Deemie.

Main Street
The
public hearing is carried over from the March 12, 2007 meeting and remains
open.
No
one was present to represent the applicant.
The
public hearing was closed.
A
motion to deny the application for failure to appear was made by Mr. Deemie and
seconded by Dr. Holowinski.

Carried Vote: Yes – 4 No – 0 Absent - 1
The
meeting was adjourned at 7:40 PM.
